Edwardian elegance in need of an update
RANELAGH €1.1 MILLION:35 PARK Drive in Ranelagh looks a little forbidding from the outside, with its small untidy front garden. But don’t be deceived by appearances. Bradville has been carefully maintained since the late husband of the current owner was brought here as a baby to be raised by two aunts when the house was built in 1907.Throughout, it’s a bit like time has stood still – right down to the butler’s pantry and scullery off the kitchen – but this is a spacious five-bed Edwardian extending to 2000 sq ft, with many of its original features still intact.
The rooms are designed for elegant living and well-proportioned with strong architectural details intact, including high ceilings, original stained glass and original fireplaces.
A good-sized entrance hallway leads through to the dining room with bay windows to the front, and to the drawing room, which opens onto a bright sunroom.
Off the top of the stairs – which currently incorporates a stairlift – there are five bedrooms and a small study.
The back garden is of modest but manageable size and faces southwest. There is also a garage providing off-street parking to the rear.
Park Drive is part of the historic Cowper Gardens Estate developed by William Pickering during the early 20th century. One of the best builders of the period, it’s believed Prince Edward slept in a house on Park Drive, when he opened the Dublin International Exhibition in 1907.
A key attraction of Bradville is its location in the heart of leafy south Dublin suburbia, situated minutes from the Cowper Luas and very near Gonzaga College, Muckross College and Scoil Bhríde national school.
Number 35 comes to the market through Sherry FitzGerald with an ambitious price tag of €1.1million.
New owners are likely to want to put their own stamp on it and introduce some modern comforts. It will be interesting to see the appetite out there for this price point, regardless of provenance or location.
