South Anne Street shop to let

A second shop has come on the letting market in an upmarket retail development on Dublin’s South Anne Street.

Only two months after the prestigious men's clothing retailer Hackett London announced it was pulling out, Kitchen Compliments has also closed down its operation.

The retail, office and residential development completed in 2007 by Ivor Fitzpatrick's Briarglen Ltd is widely regarded as one of the best finished mixed-use schemes in the city centre.

In July Hackett appointed Emma Coffey of Lisney to find a suitable replacement tenant, offering to sub-lease the premises at a rent of €200,000 per annum.

Hackett is currently paying €406,000 for the extensive ground and first-floor premises under a 20 year and one month lease from 2007.

To date there are two interested traders, one in the fashion business and the other in food.

Briarglen has engaged Damien McCaffrey of Knight Frank to let the former Kitchen Compliments shop, a double-fronted unit with 205sq m (2,206sq ft) at street level and another 150sq m (1,614 sq ft) overhead.

He is quoting a rent of €200,000, and says he expects most interest from high street brands and restaurateurs because of its prime pitch.
