Building produces rental income of €218,000

A well-located commercial building in Temple Bar in Dublin 2 generating an annual rental income of €218,000 is to be offered for sale through Savills at €2.75 million.

The three-storey mid-terrace building adjacent to Temple Bar Square is partially let to the successful Temple Bar pub.

The ground and first floors extending to 356sq m (3,831sq ft) have been rented by the bar on a 35-year lease from 1999 at a rent of €190,000 per annum. The rent is subject to five-yearly reviews.

Stephen McCarthy of Savills, who is handling the sale for the Temple Bar Cultural Trust, said the prime location and high rental income plus the opportunity to increase the financial return in the medium term should ensure an early sale of the investment.
