Investment to get one’s teeth into in Dublin 2

Savills expects strong interest in a well-located retail investment at 27 South Anne Street in Dublin 2, which is expected to make €1.7 million.

The four-storey over basement listed building opposite Kehoe’s pub is generating an annual income of €145,000, with Smiles Dental contributing €90,000 of this for the ground and basement. Its 25-year lease runs from 2007. The upper floors are occupied by Nu Essence Beauty Salon on a short lease at €40,000 a year. A retail unit at the rear of the building on Anne’s Lane is rented to the Italian Heel Bar at €15,000 a year.

Stephen McCarthy of Savills said the investment would obviously appeal to private investor looking for a well-located, easy-to- manage property in a prime city-centre location.
