€4m for Fianna Fail HQ on Mount Street
A DISTINCTIVE office building at 65-66 Lower Mount Street, Dublin 2, which has the Fianna Fáil headquarters on the ground floor and the remainder of the space vacant, is to be offered for sale at a knockdown price of €4 million.
DTZ is handling the sale for receiver David Carson of Deloitte.
Designed by Andrzej Wejchert and developed about 20 years ago, the building is in top class condition and ready for letting. The various floors range in size from 299 to 351sq m (3,218 to 3,778sq ft) with an overall floor area of 1,700sq m (18,298sq ft).
There are also 16 car-parking spaces at basement level.
Fianna Fail is currently paying a rent of €175,000 for the ground floor under a 25-year lease which has another 13 years to run.
The party has, however, a break option in 2015 once it gives 12 months notice.
Patricia Ward of DTZ said the fact that the selling price equates to only €2,357 per sq m (€219 per sq ft) – including the car-parking spaces – underlines the good value available.
Penthouse suite at Kilmainham Square
CBRE has begun marketing the last remaining penthouse office suite beside the Hilton Hotel at Kilmainham Square in Dublin 8.
The agency is quoting a rent of €242 per sq m (€22.50 per sq ft) for 333sq m (3,584sq ft) of space in an attractive building where the other tenants include Klas Telecom, Dovas Ltd and Amazon.com.
Heuston Station and the Luas at Suir Road are both within a short walking distance.
€70,000 rent for former BoI branch
The former Bank of Ireland branch opposite the Burlington Hotel with frontage on to both Sussex Road and Upper Leeson Street in Dublin 4 is available to let on the instructions of Asset Managers after being closed for several years. CBRE is seeking a rent of €70,000 for the three-storey over basement landmark building which extends to 288sq m (3,100sq ft) including 96sq m (1,033sq ft) on the ground floor. It could be used either as an office, retail or restaurant.
