Chinese buy up D4 B&B

A privately owned Chinese property fund has bought one of the best known guesthouses in Dublin 4 for €2.5 million. 44 Lansdowne Road, Ballsbridge, sold on the instructions of receiver Kieran Wallace of KPMG, has been particularly popular with rugby followers because of its location on the corner of Lansdowne Road and Shelbourne Road, only a few hundred yards from the Aviva Stadium.

Kirsty Rothwell of DTZ Sherry FitzGerald handled the sale of the four-star semi-detached Victorian house which was extended a number of years ago to bring the accommodation up to 20 ensuite guest rooms. Each room has air conditioning and vanity areas. Guests also have the use of a large drawingroom as well as a seating area on an outdoor balcony. There is a spacious breakfastroom at basement level alongside a bright conservatory. Off- street car parking is available to the front and rear of the house.

Number 44 Lansdowne Road not only has the advantage of being within a stone’s throw of the rugby grounds but is also conveniently located close to the RDS, The 02, Bord Gais Energy Threatre and the Convention Centre.

Although many Dublin guesthouses found trading difficult during the recession, business has been picking up over the past year .
