274-acre site in Lucan for auction

One of the largest tracts of land to come on the market in the greater Dublin area for some considerable time is expected to attract wide attention when it is auctioned on September 26th by Jordan Auctioneers & Chartered Valuation Surveyors.

The 274 acres at St. Edmundsbury, Lucan, is located 13 kilometres from the city and has considerable frontage on to the Old Lucan Road and the River Liffey. It is strategically located on a busy route to and from the M50, directly opposite Lucan Retail Park and adjoins The Hermitage Golf Club.

Auctioneer Paddy Jordan says the sale will be of interest to "speculators, investors, land bankers, institutional, educational, sporting organisations and farmers looking to acquire assets with long term growth potential." He said he expected considerable interest from a wide range of sources "with the ongoing volatility in the financial markets and the desire to acquire stable assets with future potential at affordable levels."

Jordan expects to achieve an overall price of around €15,000 per acre.

There are two derelict houses and an old yard on the farm with one having full planning permission for a replacement five-bedroom, two-storey house.

On September, 24th Jordan will also auction 66 acres of agricultural lands fronting on to the Blessington and Tipper Roads on the edge of Naas. The agent says there is medium to long term potential for the lands to be rezoned for residential developments. The guide price in this instance is also €15,000 per acre.
