17 fully-let apartments promise 7.8 per cent yield

Joint agents GVA Donal O Buchalla and HWP Ltd are quoting €2.5 million for a fully let apartment investment portfolio located across two residential developments close to Cabinteely village in south Dublin.

A total of 17 apartments, made up of 12 two-bedroom units and four three-bedroom homes within Garrison Mews, plus one two-bedroom apartment in The Ramparts are currently producing a rent roll of €205,200. The three-bedroom units are rented at between €1,100 and €1,300 per month. The two-bedroom apartments bring in between €875 and €1,000. The apartments are located in a highly accessible location just off the N11 close to Cabinteely village and Cherrywood.

At a selling price of €2.5 million, the portfolio will provide a net initial yield of 7.82 per cent after standard purchasing costs are taken into account.
