Santry warehouse for sale at €2.75m

Agents quoting selling price of €2.75 million or rent of €325,000 per annum

Joint agents Jones Lang LaSalle and William Harvey & Co have launched a campaign to either sell or lease a substantial warehouse fronting on to the Swords Road in Santry, Co Dublin.

The agents are quoting a selling price of €2.75 million or a rent of €325,000 per annum for the building, which was used as a bonded warehouse by Edward Dillon, a distributor of spirits and wines.

The building extends to 10,339sq m (111,288sq ft) and has a clear internal height of 6.7m (22ft) with an internal ridge height of 9.3m (30ft). A feasibility study has looked at the possibility of retrofitting up to eight new dock levellers. The building stands on a self-contained, gated site of 1.89 hectares (4.67 acres).

Under the terms of the Dublin City Development Plan about 28 per cent of the site is zoned "to provide for and improve neighbourhood facilities", while the rest is zoned "to provide for the creation and protection of enterprise and facilitate opportunities for employment creation". The agents suggest the building could be leased pending the redevelopment of the site, which is near Omni Park Shopping Centre and an Aldi store.
