Receivers seek €4.5m for Tyrrelstown sites and licence deal in Kildare

Kilcock town centre site with planning permission for 63 homes offered to developers

Agents Knight Frank are to seek buyers for development sites in Tyrrelstown in Dublin 15 and Kilcock, Co Kildare.

The Tyrrelstown land, to be offered for sale in one or two lots on behalf of receiver Tom O'Brien of Mazars, is located close to the Carlton Hotel in Blanchardstown. The overall asking price is €4.5 million. The larger site extends to 12.26 hectares (30.42 acres) while the smaller site is 1.31 hectares (3.24 acres). The overall area is zoned for "high technology" use to include, office, research and manufacturing employment. Two neighbouring plants, Bristol Myers Squibb and Alexion Pharmaceuticals, are currently being redeveloped.

The Kilcock site is located in the town centre and is to be offered to developers by way of a licence agreement from Grant Thornton, receiver to the Waterside Kilcock Property Company. The site extends to 2.12 hectares (5.23 acres) and fronts on to both Church Street, close to both the Royal Canal, and Kilcock railway station. It has planning permission for 45 three- and four-bedroom semi-detached and detached houses and 18 one- and two-bedroom apartments.

Finín O’Driscoll of Knight Frank said the Kilcock proposition provided an opportunity for a developer to secure a ready-to-go residential site under an advantageous structure which would allow for attractive cash flows and quick delivery of units.
