With an increasing number of developers about to recommence their house building operations mainly in south Dublin, Savills is reporting strong interest in a “ready-to-go” site for 43 houses in Carrickmines which is expected to fetch in excess of €3 million.
Recent reports of an acute shortage of family homes going for sale in popular locations has prompted a range of builders to dust off plans and reopen sites after an absence of almost five years.
The site at Glenamuck Road in Carrickmines will be seen an important test of the strength of the market because whoever buys it will have the unusual option of choosing between two house types, either four or five bedroom units.
The planning permission for the 218sq m (2,346sq ft) five- bed homes is valid until 2014, while the four bedroom configuration (165sq m/ 1,808sq ft) can be built up to 2017.
The 1.8 hectare (4.46 acres) site, currently occupied by two derelict houses, is located close to a range of facilities including Carrickmines Golf Club, the Park Retail Centre, the M50 and the Luas line.
The site going for sale and other land in the Glenamuck Road area was heavily targeted by investors and developers during the property boom when it frequently changed hands for millions of euro per acre, according to Jonathan Preston of Savills.
Construction of 19 houses has begun on an adjoining site known as Knockree.
Preston, who is handling the sale of the site on the instructions of a receiver, said it was the largest piece of land in the area with planning permission for a housing development.
