Kelly Walsh quoting €2.8m for seven shops

With many Irish investors now concentrating their search on well let retail properties in the Dublin area, two separate retail portfolios being brought to the market by agents Kelly Walsh are certain to attract considerable attention.

Sally Bailey of the agency is quoting €2.75m for all seven properties, which are producing a rent roll of €238,800. However, the likelihood is that they will be sold in two separate lots.

Offers of about €1.7 million are being sought for three retail units in the heart of Ranelagh village, the La Bodega Restaurant, Expert Hardware and Ranelagh Laundrette & Dry Cleaners, which produce a combined rent of €133,400. There is obvious scope to amalgamate the shops at some future date.

Separately, the agency is seeking €1,580,000 for four further retail units in a variety of south Dublin locations, as well as Castleknock, which are rented at €105,400.

These properties include an online laundry at Whitehall Road West, an internet laundrette at South Circular Road, the Charlemont Laundrette and Dry Cleaners at Harcourt Green on Charlemont Street and takeaway outlet Borza at Laurel Lodge shopping centre in Castleknock.
