Georgian office sells for above its guide price

40 Fitzwilliam Square had been guiding €2 million but sold for €2.1 million

A Georgian office investment at 40 Fitzwilliam Square in Dublin 2 has been sold for €100,000 above its guide price.

Colliers International had been guiding €2 million for the well-presented four-storey-over-basement property but it eventually sold for €2.1 million.

Richard Bielenberg of the selling agents says the sale price equates to €5,466 per sq m (€507.80 per sq ft).

The sale provides further evidence of the recovery in capital values in the Georgian market which has been under way for about two years.

40 Fitzwilliam Square has 384.2sq m (4,135sq ft) of space and includes a two-bedroom apartment and five car-parking spaces on Laverty Court to the rear.
