Foxrock housing site on 0.108 of an acre for €800,000

Site has planning permission for four-bed detached house of 225sq m

How much would you expect to pay for a house site in the south Dublin suburb of Foxrock? Finín O’Driscoll of Knight Frank has calculated the value at €800,000 and is seeking that amount for 0.108 of an acre on Westminster Road. The site has planning permission for a four-bedroom detached house with a floor area of 225sq m (2,421sq ft).

Well-heeled bidders will also have the option of buying an adjoining house, Rusheen, which stands on a site of 0.6 of an acre. The five-bedroom house is available from Knight Frank at €2.5 million.

New Applegreen in Navan Retail Park

The under-performing Navan Retail Park will receive a welcome boost with plans by Applegreen to open a new petrol service station as well as a 5,000sq ft building with a retail unit, food outlets and a drive-thru restaurant.

Although struggling much of the time, the Navan park was given a valuable endorsement last year when TK Maxx opened a new fashion outlet there.

More beds for Gresham Hotel

Almost 12 months after Spain’s RIU group bought Dublin’s Gresham Hotel for €92 million, the new owner has sought planning permission to convert part of the office facilities into 18 further bedrooms. The hotel, now officially known as the RIU Plaza The Gresham Hotel, already has 323 bedrooms and planning permission to build a further 140 rooms.

Office unit at City West

Alex Fahey of CBRE is quoting a rent of €172 per sq m (€16 per sq ft) for an own-door office unit at City West Business Campus in west Dublin. The two-storey building extends to 311sq m (3,350sq ft) and has a modern fit-out with a boardroom, meeting room and a canteen. Parking will cost an extra €750 per space.

Warehouse in Northwest Business Park

Industrial specialist William Harvey is asking €3.25 million for a modern detached warehouse and office facility within the actively managed Northwest Business Park. The building extends to 1,681sq m (18,094sq ft) and is located on a site of 1.6 acres. The facility includes 16 banana-ripening rooms, which can be used for refrigerated storage or removed entirely. The plant can also be let on flexible terms for €160,000 per annum.

Kildare’s Castletown Inn on market

One of the leading bars in the greater Dublin area, the Castletown Inn in Celbridge, Co Kildare, is expected to sell for above the €1.4/€1.5 million guide when it is auctioned on July 5th by joint agents REA Coonan and John P Younge Auctioneers.

The Inn has traded successfully for decades and has an equally buoyant food sales business in the adjoining 65-seat Green’s restaurant. The Inn is based in the centre of the town, where it backs on to a site of 0.5 of an acre and 43 car parking spaces. The property also includes a two-storey house that, like the adjoining site, has obvious development potential.

Housing site in Shankill

Robert Colleran of CBRE is guiding €900,000 for a housing site of 0.36 of a hectare (0.88 of an acre) on the corner of Mill Lane and Shanganagh Road in Shankill, Dublin. The site has planning permission for four large two-storey detached houses with eight off-street car parking spaces. A second permission for a further three houses at the end of Mill Lane has lapsed.
