CBRE guiding €1m for partially-complete nursing home in Ballivor, Co Meath

Current planning permission for facility allows for 56 bedrooms

Agent CBRE is guiding €1 million for a partially-complete nursing home with planning permission to expand in the village of Ballivor, Co Meath.

Raspberry Wood Nursing Home is partly located in a refurbished former school while in the adjoining 2.26- acre site some foundations have been laid for a 41-bedroom extension.

The school building has been refurbished to a high standard (BER rating B3) and extended to accommodate a modern 15-bedroom nursing home extending to 1,100sq m (11,840sq ft).

If completed according to the current planning permission, the entire complex would include 56 bedrooms and extend over 2,900sq m (31,215sq ft).

Robert Colleran of CBRE also says there has been a "positive preplanning meeting in favour of increasing the number of bedrooms at Raspberry Wood to 88 or 118", but this is subject to securing planning permission.

The property has direct access to a community centre, parkland, health centre and proposed tea rooms within a few minutes walk of the village centre. It is about 42kms from Dublin on the Mullingar road and is stepped back from the main road, with ample car parking for visitors.

Mr Colleran recently purchased Clane Nursing Home – about 40km away in Co Kildare – for €1.2 million on behalf of Three Castles Investments Ltd. Its eight-acre site has planning permission for a 90-bedroom nursing home and includes 40 two-bed retirement homes with car- parking spaces.

The Clane property also contains a convenience shop attached to the terraced housing, a community centre and accommodation for caretakers.
