€6.25m for Cavan town business park

High-yielding tenants at mixed-use development include the HSE and SuperValu

A high-yielding business park on the outskirts of Cavan town is going for sale this week with a guide price of €6.25 million.

Ian Campbell of GVA Donal O Buachalla is handling the disposal of the first and second phases of Loughtree Business Park on the Cootehill Road in Cavan, which is producing a rent roll of €861,527. Forty per cent of this comes from the HSE, with 20 years remaining on the lease. A further 27.5 per cent of the income is from a Super Valu operator with eight years still to run on the lease.

The park is comprised of two modern mixed-use developments, with an overall floor area of more than 6,641 sq m (71,500 sq ft).

The first phase, dating from 2000, extends to 1,509 sq m (16,240 sq ft) and has retail units on the ground floor and offices overhead. The tenants include the HSE, a fitness centre, bar and beauty clinic. The second phase has a further 5,132 sq m (55,249 sq ft) over a basement car park.

One of the blocks is rented by a Super Valu operator; another houses a HSE primary care centre.

Other tenants are a pharmacy, takeaway food outlet, two medical surgeries and a hairdresser. The blocks are linked at first-floor level by a glazed bridge.
