€45 per sq ft rent in D2

JLL is quoting indicative rents of €484 per sq m (€45 per sq ft) for Grade A office space in the soon-to-be refurbished Pembroke House at 8-10 Lower Pembroke Street, Dublin 2.

The five-storey building with 1,467sq m (15,791 sq ft) of space is undergoing complete refurbishment and is due to be ready for fit-out in late summer. Works include a high-end reception area, new glazing, and air conditioning throughout. Floor spaces range from 157sq m (1,690sq ft) for the penthouse suite up to 453sq m (4,876sq ft). There are also 21 car-parking spaces to the rear available at €3,000 per annum.

While JLL is targeting one occupier it may also rent the building on a multi-let basis.
